SPECIFICATIONS

• 1. Structure and partition walls
  • Infrastructure: it is made of a network of foundation perpendicularly arranged beams.
  • Superstructure: the resistance structure of the building is made of a dual system of walls and frames.
  • External enclosures: reinforced concrete structural walls or columns and 25 cm thick ceramic block masonry
  • Facade Thermal system: the external walls are thermally insulated with graphite-type expanded polystyrene with improved thermal insulation properties and high mechanical resistance of 12 cm
  • The exterior finishes will be Thermal system type with a mix of areas with visible clinker brick cladding, decorative plaster, and accents of the ventilated facade made of HPL plates
  • The terraces are waterproofed with hot-glued bituminous membranes and provided with outdoor ceramic tiles
  • Balconies or terraces are equipped with a balustrade system made of concrete parapets with a Thermal system finished with decorative plaster
  • The partition walls between the apartments are made of ceramic block masonry, which ensures the sound insulation condition of the partition walls of at least 51dB. The floors also provide 51 dB of sound insulation.

• 2. Interior finishes for floors, walls and ceilings
  • 12 mm thick Barlinek triple-layered laminate flooring in rooms with hardwood floors

  • Washable paints and wall tiles
  • Washable ceiling paints
  • The Villas will be delivered with the installed appliances (sockets, switches) from the Gewiss range or equivalent
• 3. Exterior landscaping and utilities
  • The objective's water supply will be from the city's supply network
  • Cold water consumption is measured by installing individual water meters for each consumer.
  • Sewerage of household wastewater, evacuated by gravity, which takes the wastewater from the sanitary objects in the sanitary groups (sinks, shower tubs, toilet bowls, bathtubs, washing machines) and kitchens
  • The internal meteoric sewage installation will be completely separated from the domestic one and will ensure the partial collection of meteoric water from the terraces, which will be collected through a system with terrace receivers and columns
  • The outdoor parking lot with street lighting, pavements, curbs, and sidewalks, the area related to the present stage of investment, will also be set up. Outdoor lighting installations with 100W LED lighting fixtures mounted on 3.5m high poles are planned for parking spaces and walkways
  • Exterior layouts include vehicle and pedestrian traffic and open green spaces. A thick pavement road system was designed for the car traffic area. Alleys and parking areas are laid out with pavement in different shades.

  • The heating will be done through a radiant floor system
  • The floor coils will be made of REHAU-type pipe, reticulated at high pressure, 16X2 mm. The mounting system will be with a TACKER plate or similar. The coils will be fed from the manifold-distributor equipped with flow meters per tour, servomotors per tour, and control unit
  • Each villa will be supplied with heat and domestic hot water using an air-water heat pump to which will be added a boiler dedicated to the preparation of hot water. To increase the water flow, circulation pumps were placed on the water distribution system.
  • Each room will be equipped with a thermostat and screed sensor
  • The bathrooms will be heated by underfloor heating and using a Purmo Santorini towel rail radiator (or similar, where appropriate). The radiator's supply circuit and the bathroom heating circuit will not have a servo motor and a thermostat.
  • The ventilation of the rooms will be done with non-encased duct-type fan coil units for installation in the false ceiling arranged in all living rooms.
  • The equipment used achieves cooling during the summer and heating during the cold periods of the year, between temperatures of -15°C/35°C.
  • For all closed bathrooms and sanitary groups, mechanical ventilation will be made with a main channel (spill) and a secondary channel on which the air exhaust fan for the roof is connected.

• 5. Kitchen equipment
  • Non-slip tiles, ceramic tiles, and washable paints for walls and ceilings
  • Connections prepared for the installation of the kitchen (water, gas, electricity, sewage, three-phase connection for the electric hob)
  • Gas installations: each unit will have a gas connection for the kitchens and a gas sensor.
  • Dedicated space for the hood, refrigerator, dishwasher, stove or hot plate, and electric oven.
  • Storage area with direct access from the kitchen.
• 6. Bathroom amenities
  • Fully equipped bathrooms with sanitary fixtures (sinks, toilets, bathtubs) supplied by Villeroy & Boch or Duravit
  • The ceramic sanitary fixtures (toilet, sink) will be from the Villeroy & Boch or Duravit range; the toilet will be wall-hung with a concealed cistern mounted on a frame and a flush valve with a GEBERIT bracket or similar
  • Faucets for the sink, bathtub, and shower will be from the Hans Grohe range
  • The bathtub and shower enclosures will be made of antibacterial acrylic from the Hans Grohe range.
  • In addition to the sanitary items, a set of bathroom accessories consisting of a towel rack, shelf, sanitary mirror, cup holder, soap dish, and toilet paper holder is provided
  • Bathrooms are equipped with sealed sockets with protective contact, for general use, and pre-installed lighting installation for light fixtures
• 7. Exterior and interior carpentry
