About Denya Lake

Denya Lake is a residential complex located in the Pipera area, comprising 87 villas. The project will be delivered in 2 phases: the first phase includes 45 villas, while the second phase will deliver another 42 villas next year.

The 9 villa models are arranged in P+2 and D+P+2 height regimes. They feature the best amenities and facilities, with top-quality finishes. The built surfaces are generous, with private gardens and individual parking spaces.

  • 1. Structure and partition walls
    • Infrastructure: a network of foundation beams arranged perpendicularly.
    • Superstructure: the building's load-bearing structure consists of a dual system of walls and frames.
    • Exterior enclosures: reinforced concrete walls or structural columns and 25 cm-thick ceramic block masonry.
    • Facade thermal system: exterior walls are insulated with 12 cm graphite-enhanced expanded polystyrene with improved thermal performance and high mechanical resistance.
    • Exterior finishes use a mix of thermal-system zones with clinker brick cladding, decorative plaster and ventilated HPL-panel facade accents.
    • Terraces are waterproofed with hot-bonded bituminous membranes and finished with exterior ceramic tiles.
    • Balconies and terraces feature railing systems with concrete parapets, insulated and finished with decorative plaster.
    • Partition walls between apartments use ceramic block masonry, ensuring a minimum sound insulation of 51 dB. The floor slabs also provide 51 dB sound insulation.
    • Interior apartment walls are made of 12.5 cm-thick plasterboard.
    • The load-bearing structure is anti-seismic, in compliance with legal requirements.
  • 2. Interior finishes — floors, walls and ceilings
    • 12 mm Barlinek three-layer parquet in rooms with wood flooring.
    • 3 cm expanded polystyrene soundproofing under the screed.
    • Anti-slip and ceramic tiles.
    • Washable paint on walls and ceilings.
  • 3. Utilities (water, sewage, electrical, exterior)
    • Water supply is provided from the city's main network.
    • Cold water consumption is metered through individual meters for each consumer.
    • Domestic wastewater drainage operates gravitationally, collecting waste from sanitary fixtures (washbasins, shower trays, WCs, baths, sinks) and kitchens.
    • The interior rainwater drainage system is completely separate from the domestic one and partially collects rainwater from terraces through a system of terrace drains and columns.
    • Electrical supply from the National Energy System is provided through a dedicated transformer station.
    • Exterior parking is provided with street lighting, paving, kerbs and pavements. LED 100W luminaires mounted on 3.5 m poles light the parking and walkway areas.
    • Exterior landscaping includes vehicle and pedestrian circulations plus open and planted spaces. A heavy-paving road system serves vehicle areas. Walkways and parking areas use paving in varied shades.
    • Public open and planted spaces: lawn green areas, hedged green areas with gravel base, planters made of opaque concrete parapets and green spaces with hedges, medium vegetation and gravel base.
    • Private gardens are bounded externally and from neighbouring gardens by a metal fence fixed on a concrete plinth.
  • 4. Heating, cooling and ventilation systems
    • Heating is provided by an underfloor radiant system.
    • Floor coils use REHAU 16×2 mm high-pressure cross-linked piping, installed with TACKER plates or similar. Coils are fed from a manifold-collector equipped with flow meters, servomotors and a control unit.
    • Each apartment is supplied with heat and domestic hot water via an air-water heat pump combined with a dedicated hot-water boiler. Circulation pumps are added to the water distribution system to boost flow.
    • Each room has a thermostat and a screed sensor.
    • Bathroom heating combines underfloor heating with a Purmo Santorini towel radiator (or similar where applicable). The radiator supply circuit and bathroom heating circuit have no servomotor or thermostat.
    • Rooms are ventilated using ductless ducted fan-coils mounted in the false ceiling, installed in all living rooms.
    • The equipment provides summer cooling and winter heating in temperatures from -15°C to 35°C.
    • All enclosed bathrooms and toilets have mechanical ventilation with a main duct (overflow) and a secondary duct connecting an air-extraction roof fan.
  • 5. Kitchen fittings
    • Anti-slip and ceramic tiles, washable paint on walls and ceilings.
    • Connections prepared for kitchen installation (water, gas, electricity, drainage, three-phase connection for electric hob).
    • Gas installation: each unit has a kitchen gas connection and a gas sensor.
    • Dedicated space for hood, fridge, dishwasher, stove or hob and electric oven.
    • Storage area with direct access from the kitchen.
  • 6. Bathroom fittings
    • Fully equipped bathrooms with sanitary ware (washbasins, WCs, baths) supplied by Villeroy & Boch or Duravit.
    • Ceramic sanitary items (WC, washbasin) from the Villeroy & Boch or Duravit range. WCs are wall-hung with concealed tanks mounted on a frame and a GEBERIT-supported flush plate or similar.
    • Washbasin, bath and shower mixers from the Hans Grohe range.
    • Bathtubs and shower enclosures in antibacterial acrylic from the Hans Grohe range.
    • Bathroom accessory set: towel holder, shelf, mirror, glass holder, soap dish, toilet roll holder.
    • Bathrooms equipped with sealed, protective-contact sockets for general use, and pre-installed lighting wiring.
  • 7. Exterior and interior joinery
    • Exterior joinery uses Alumil/Schuco aluminium profiles or similar, with triple-pane glass and LowE coating facing the interior. Exterior sills in grey RAL9011 sheet metal.
    • Apartment entrance doors are metal, Pinum or equivalent, with PVC wood-look finish, metal frame and a 5-point locking system.
    • Interior apartment doors are cellular, white.
