Specifications
1. Structure and partition walls
- Infrastructure: consists of a network of foundation beams arranged perpendicularly.
- Superstructure: the building's load-bearing structure is a dual system formed by an assembly of walls and frames.
- Exterior closures: reinforced concrete structural walls or columns and 25 cm thick ceramic block masonry.
- Facade thermal system: exterior walls are insulated with 12 cm graphite-type expanded polystyrene with enhanced thermal insulation properties and high mechanical resistance.
- Exterior finishes will be a thermal system with a mix of zones clad in exposed klinker-type brick, decorative plaster and ventilated facade accents made of HPL panels.
- Terraces are waterproofed with hot-applied bituminous membranes and finished with exterior ceramic tiles.
- Balconies and terraces are fitted with a railing system made of concrete parapets with thermal insulation finished in decorative plaster.
- Partition walls between apartments are made of ceramic block masonry, ensuring a minimum sound insulation of 51 dB. The floor slabs also provide 51 dB sound insulation.
- The interior walls of the apartments are made of 12.5 cm thick gypsum board partitions.
- The load-bearing structure is designed to be seismic-resistant, in accordance with legal regulations.
2. Interior finishes for floors, walls and ceilings
- 12 mm triple-layer Barlinek parquet in rooms with parquet flooring.
- 3 cm expanded polystyrene sound insulation under the screed.
- Non-slip tiles and ceramic tiles.
- Washable paints and ceramic wall tiling.
- Washable paints on ceilings.
- Villas will be delivered with switchgear installed (sockets, junction boxes, switches) from the Gewiss range or equivalent.
3. Outdoor amenities and utilities
- The water supply will be provided from the city's water network.
- Cold water consumption is metered through individual water meters for each consumer.
- Sewage system for domestic wastewater, gravity-drained, collecting wastewater from sanitary fixtures in bathrooms (washbasins, shower trays, toilets, bathtubs, sinks) and kitchens.
- The interior rainwater drainage system is completely separate from the domestic one and partially collects rainwater from terraces through a system of terrace drains and columns.
- The electrical supply for the development from the National Energy System will be provided through a dedicated transformer station.
- The exterior parking area will be arranged with street lighting, paving, curbs and sidewalks for this investment phase. Exterior lighting installations are provided for parking spaces and alleys with 100W LED fixtures mounted on 3.5 m tall poles.
- Exterior arrangements include: vehicle and pedestrian circulation areas, as well as open and planted spaces. A thick paving road system has been designed for vehicle circulation. Alleys and parking areas are paved in various shades.
- Open and planted public spaces: green areas with lawn, green areas with hedges and gravel base, planters formed of opaque concrete parapets, and green spaces with hedges, medium vegetation and gravel base.
- Private gardens are separated from the exterior and from neighboring gardens by a metal fence fixed on a concrete base.
4. Heating, cooling and ventilation systems
- Heating will be provided by an underfloor radiant system.
- The underfloor coils will be made of REHAU-type pipe, cross-linked at high pressure, 16x2 mm. The installation system will use TACKER plates or similar. The coils will be supplied from a distributor-manifold equipped with flow meters on the supply, servomotors on the supply and a control unit.
- Heating and domestic hot water for each apartment will be provided by an air-to-water heat pump combined with a dedicated boiler for hot water preparation. To increase water flow, circulation pumps are installed on the distribution system.
- Each room is equipped with a thermostat and screed sensor.
- Bathroom heating will be provided both through underfloor heating and by a Purmo Santorini towel rail radiator (or similar where applicable). The radiator supply circuit and the bathroom heating circuit do not include a servomotor or thermostat.
- Room ventilation will be provided by ducted, non-cased fan coil units mounted in the false ceiling in all living rooms.
- The equipment provides cooling in summer and heating in cold seasons, operating down to -15°C/35°C.
- All bathrooms and closed sanitary facilities will be equipped with mechanical ventilation through a main duct (overflow) and a secondary duct connected to a roof-mounted exhaust fan.
5. Kitchen fittings
- Non-slip tiles, ceramic tiles and washable paints on walls and ceilings.
- Connections prepared for kitchen installation (water, gas, electricity, sewage, three-phase connection for electric hob).
- Gas installations: each unit will have a gas connection for the kitchen and a gas sensor.
- Dedicated space for hood, refrigerator, dishwasher, gas/electric hob and electric oven.
- Storage area with direct access from the kitchen.
6. Bathroom fittings
- Bathrooms fully equipped with sanitary fixtures (washbasins, toilets, bathtubs) from Villeroy & Boch or Duravit.
- The ceramic sanitary fixtures (toilet, washbasin) will be from the Villeroy & Boch or Duravit range, with wall-hung toilets featuring concealed frame-mounted cisterns and GEBERIT or similar flush plates.
- Taps for washbasin, bathtub and shower will be from the Hans Grohe range.
- Bathtubs and shower cabins will be in antibacterial acrylic from the Hans Grohe range.
- In addition to sanitary fixtures, a set of bathroom accessories is provided, including towel holder, shelf, sanitary mirror, glass holder, soap dish and toilet paper holder.
- Bathrooms are equipped with sealed sockets with protective contact for general use, and pre-installed lighting wiring for fixtures.
7. Exterior and interior joinery
- Exterior joinery is made of Alumil/Schuco aluminum profiles or similar and triple glazing with a LowE film facing the interior. Exterior sill in gray RAL9011 sheet metal.
- Apartment entrance doors are metal, Pinum or equivalent, with PVC wood-look finish, metal frame and 5-point locking system.
- Interior doors in the apartments are honeycomb doors, white in color.
